MAIN HOUSE On the ground floor there are:  1 bedroom with 2 beds and a beautiful natural stone fireplace. This room has also direct exit to the garden on the other side of house; besides, there is 1 further bedroom with a double bed and a single bed. From the living room, a stone staircase leads to the 1st floor, where there are 6 bedrooms:  1 bedroom with 2 single beds, 1 bedroom with 2 single beds, 1 double bedroom and a small dressing room, 1 bedroom with a canopy bed;  a small hallway and a few stone steps lead to 1 bedroom with double bed and view over the swimming pool and 1 bedroom with double bed and also this one with view of the pool. DEPENDANCE The dependence (only a few meters away from the main building) has 1 bedroom with double bed. On demand, 1-2 extra beds and 1 baby cot are available.

MAIN HOUSE On the ground floor, there is a spacious, comfortable living room with couches, natural stone fireplace and SAT TV, with also the dining room, with enough space to have your meals all together and with direct exit to a covered loggia, equipped with table and chairs for outdoor eating- we are sure this is what you will do the most the time of your staying here. DEPENDANCE In front of this romantic little cottage there is a covered pergola and garden furniture. This dependence is an ideal solution for grandparents who have a different rhythm than the rest of the family or for couples who get up very early or for "night owls" who doesn’t want to disturb the others.

MAIN HOUSE Next to the dining room, there is the kitchen, with direct access to the balcony above, so it's very easy to cook and serve the meals both inside than outside;  The kitchen is equipped with a fireplace, refrigerator, dishwasher, microwave, toaster, 4-burner gas stove, oven, German coffee maker, toaster and all the necessary kitchenware and utensils - in the garden next to the loggia there is a grill / barbecue. DEPENDANCE Here, there is a brick built kitchen, equipped with 4-burner gas stove, dishwasher, oven, refrigerator, dining table with 4 chairs and wicker chairs. 1 extra room with 1 washing machine, 1 chest freezer, and even one extra fridge, certainly very useful for big families which do not always want to go shopping.

MAIN HOUSE On the ground floor: 1 really luxurious bathroom with 2 sinks, shower enclosure, Jacuzzi tub, bidet and wc; 1 bathroom with shower, wc and sink; on the 1st floor, there are 4 bathrooms: 1 bathroom with shower enclosure, wc, bidet, sink; 1 small en-suite bathroom with wc and sink; 1 en-suite bathroom with shower enclosure, sink and wc; 1 spacious luxury bathroom with 2 sinks, shower enclosure, Jacuzzi bath, wc, bidet. DEPENDANCE 1 very pretty tiled bathroom with shower enclosure, washbasin, bidet and WC.

The detached holiday villa of about 400m2 and the dependence of about 50 m2 entirely built with natural stones and recently renovated with great taste and attention to each detail, it is very inviting with its well-tended garden, even at the first glance . it dominates a property of about 7,000 m2, completely fenced and planted with the typical Tuscan cypress and olive trees, beautiful terracotta pots and beds full of colorful flowers, juniper, sage, rosemary and many other Mediterranean plants; it is  exactly the image of a typical holiday home in Tuscany. The garden is also illuminated; there is a brick barbecue, hammock, ping pong board, a loggia, garden furniture with tables and chairs: in short, there is everything for making your holiday an unforgettable dream. You can have romantic barbecues, lazing there all the day or just make some trips in the surroundings. If you have children, there isn’t a better place: everything is fenced; there are no cars or roads, no neighbors to disturb. The garden is irrigated automatically at night. There is a big parking area within and outside the property. The gate is lockable and the property fenced - for your absolute privacy and security!

the 13x6 m. swimming pool, only a few steps from the house, is illuminated with colorful LED lights, which create a magic ambience at evening. It is equipped with sun beds and an outdoor shower. The pool is cleaned by the owner early in the morning.

All windows on the 1st floor have mosquito screens. who likes walking, will find here a real paradise, the same is for cyclists and mountain bikers;  nearby are available riding stables and tennis courts and a trip to one of the finest golf club in Tuscany, the "Ugolino", near Florence, - is a "must" for golfers.  Art and culture go along with a relaxing holiday in a Tuscany country villa - churches, palaces, castles, museums, monasteries to visit, etc., are found in every small town and village around there, not to mention the world-famous cities such as Florence ,Siena, San Gimignano, Perugia, Assisi, Cortona, Montepulciano, Montalcino ... All these places are within an easy daily trip: to Arezzo 20 km., Siena only 30 km., Florence 60 km. you're really in the middle of one of the most beautiful regions of the world. Who rents the house on the first weekend of the month (Saturday and Sunday) can visit in Arezzo one of the greatest Italian antique markets, ”la fiera antiquaria”: the ancient center of the city is crowed by hundreds of exhibitors from all over Italy, which sell their goods and often you will make a real "bargain" to take home. It's a great atmosphere, the whole city is “a big party” - you should go there and really give a look. On demand and after consultation, the owners of the house can also prepare for you a typical Tuscan menu (if you have to celebrate a family event without having to go to the restaurant, or if you don’t want to care about the breakfast, lunch or dinner). The house, the swimming pool and the garden can be used exclusively by the guests and no others. The maintenance of the garden and of the swimming pool are done very early in the morning but you can arrange with the owner on the hours you prefer.

Pets are allowed, on request, WITHOUT additional costs. There also is a dog kennel.

the house is located among the vineyards of the "Colli Aretini" (the hills of Arezzo), the Chianti - Classico area. The landscape is sweet, with many vineyards, olive groves and huge green spaces one after the other - the incomparable Tuscan how you can see in the travel books and movies. The exit is that of Arezzo and from there you have only 30 minutes’ drive. For your daily shopping, the next small village is only 2 - 3 km away with post office, pharmacy, restaurant, and café bar for your cappuccino. 15 km away, there is a supermarket and in Arezzo, 20 km. away, there is a huge shopping center with an Ipercoop supermarket. All around are farms everywhere, where you can buy wine and olive oil directly from the producer.
