Typical Tuscan country house up to 6 + 2 pers. completely in stone in the middle of nature and tranquility, heated & private swimming pool, WLAN Internet, satellite TV, stereo, barbecue area, pizza oven, pets allowed.

In the first floor, accessible via an internal staircase, there are 1 bedroom with 2 single beds and 2 double rooms, one of them has an open mansard with a double bed (suitable for children who should sleep near their parents). The mansard is low, not for adults to stand on. 1 baby bed available on request. There is a double bed on another open, low mansard.

On the ground floor there is the large and welcoming living room, which was created from a former barn, beautifully restored, with a dining table in front of a huge fireplace, satellite TV, where you can spend wonderful evenings with a glass of Chianti on cooler days. On the 1st floor, through an internal staircase, it is possible to reach an open passage room with a sofa bed (for 1 or 2 children) and a TV, from here you enter the "billiard room", where there is a table game table in addition to billiards. From this room you get to a small loggia from which an external stone staircase leads directly into the garden. This room is also designed to spend a rainy day or an evening together.

The kitchen is at ground level, it forms an open space with a small living room with couch, dining table and TV with direct exit to the garden. There is a large covered terrace with dining table and chairs as well as a seating area with comfortable seating and table, next to it the brick garden grill. The kitchen is equipped with a sink, 6-burner stove, electric oven, microwave, dishwasher, fridge / freezer, German coffee machine, espresso machine, toaster; if necessary, a high chair is available (on request). The washing machine is in a side room. There is a central vacuum system throughout the house. There is also a brick pizza oven.

On the ground floor there is 1 bathroom with shower, sink, toilet and bidet, and on the 1st floor there is also 1 bathroom with shower, sink, toilet and bidet.

The villa is surrounded by a 3-hectare property, which borders directly with the forest, there are oak and chestnut trees, firs with walnuts and figs, olive and fruit trees and Mediterranean herbs and plants. There are also hives, on the edge of the forest, if you want you can taste and buy the delicious honey. The site is completely fenced (2 m. High wire mesh), gate with remote control, parking spaces inside.

HEATED SWIMMING POOL !The swimming pool is open from April to October.pool heating (april, may & october) €200,00 per week.pool heating (june - sept.) included in the price.The pool, located all day in the sun, is located below the holiday villa, you can either reach it on foot via a gravel path or use a staircase built into the slope. The pool is not operated with chlorine, but with SALT, wonderful for sensitive skin, especially by children and of course very ecological. The pool is 10x5 m. large, at a depth of 1.30 m., it is illuminated, there is an outdoor shower, deck chairs and umbrellas and a comfortable seating area, also with a large parasol. In the small wooden house by the pool there is still a dining table with chairs and a fridge, a portable grill can be placed on it - so there is nothing standing in the way of a full-day stay with barbecues and meals right by the pool. A sundowner right by the pool with a view of the idyllic surroundings is surely the incomparable end to a carefree holiday.

The villa, built entirely of natural stone, has been restored with much love and skill, massive beams, lots of wood and wrought iron, typical Tuscan terracotta floors, walls that have been partly left in natural stone, elegant antique furniture give the house a special touch. The villa is located in a completely isolated position, with no roads and houses nearby, there is peace at all times of day and night, the property borders directly with the Foreste Casentinesi National Park, a huge nature reserve in the Apennines between the regions of Romagna and Tuscany, where the largest and densest forests of Italy are found, an incomparable natural heritage that hosts plants and animal species of great importance. These forests form a magical scenario together with the millenary testimony of the presence of man, castles, churches, ancient walls in picturesque medieval towns and pilgrimage places that are definitely worth a visit, CAMALDOLI and LA VERNA.

The house is located at the gates of the Casentinesi Forest Natural Park, an ideal place for hiking or mountain biking ... paths marked on paper will help you visit the beautiful Casentinesi forests. The house is located in the small village of Lonnano in the municipality of Pratovecchio. Grocery stores, all kinds of shops, café, restaurants and supermarket in Pratovecchio (6 kms by car).
