in all the property, there are 9 bedrooms and 3 sofa beds, so divided:  In the dependence under the Common Area there is 1 apartment:  there are 2 double bedroom and in the living room 1  sofa bed  that can be used as extra beds. In the Dependence "Villa Falco" there are 2 apartments: the bigger holiday apartment has 1 double bedroom and 1 bedroom with 2 single beds and 1 sofa bed for 2 people, the smaller holiday apartment has 1 double bedroom and 1 sofa bed for 1 person (or 2 children). In the main house there are, on the 1st floor, 2 double bedrooms and 1 bedroom with 2 single beds, that can be put together, if required. There is also a second floor with 1 beautiful, romantic double bedroom with fireplace; each of the 4 walls of this room has 2 windows, so you have a stunning panoramic view from 8 windows in all 4 directions. A baby cot is available, if required. In the main house all the floors are paved both in the hallways than in the bedrooms with antique, beautifully restored hardwood parquet floors; the ceilings have wooden beams in the traditional Tuscan farmhouse style. In the two dependences Common Room and Villa Falco are the floors are of Tuscan tiles.

The living room of the two dependences are nicely equipped with comfortable sitting furniture, pretty curtains, antique prints on the walls and dining areas, when you have to take your meals inside. In each apartment there is a sat TV and a natural stone fireplace for cozy evenings, when the days are colder. The main house is really a Tuscan dream house - it was the first building of the property to be restored and renovated by the owner who lived there until the fall of 2008, and so it is really luxurious and equipped with truly unique quality furniture and home furnishings - just to give an example: the sitting corner in front of the old stone fireplace are original by Mies van der Rohe. Crossing the entrance hall, you enter into a large living area equipped with an elegant sitting furniture made of leather and with view of the garden; here there is a 52 "LCD TV and you can look through one of the typical Tuscan arches into the second communicating living room with a sitting corner by the natural stone fireplace - so the guests have enough space to stay all together comfortable inside. There is also a large dining table with chairs, and this common room is really perfect for dining all together. On the other side of the entrance hall, there is the studio, with a big desk and bookshelves; here you have - just like every other guest of the apartment - a wireless Internet access (included in the price). In the home are available DVD player DVX-player, CD-ROM, VHS.

Each of the 3 apartments in the 2 dependences has its own kitchen, each equipped with a 4-burner stove, sink, refrigerator, German coffee maker, small electric oven, pots and pans ... and the two bigger apartments of the dependence have also a dishwasher. The kitchen of the main villa is really equipped with everything that can exist! Dishes, glasses, plates, pans, fridge, freezer, oven, toaster, microwave, bread slicing machine, iron, washing machine, small extra oven (to back quickly the breakfast rolls), German and Italian coffee maker and even an electric 5-liter cool beer dispenser! If you exit from the kitchen, you arrive to the back of the main villa, where there is a large covered terrace with a real Tuscan wood-oven: here the former farmers baked the bread for all the week and the guests will certainly enjoy themselves trying to back a pizza- there is enough firewood available.

there are 9 bathrooms and 1 guest toilet in total. In the3 apartments in the two dependences there are 4 bathroom each with shower enclosure, washbasin, bidet and WC. In the main house, there are 3 bathrooms on the first floor, all en-suite bathrooms, one with bath tub, two with shower enclosure, all with washbasin, wc and bidet; The bathroom, which is of the bedroom on the second floor, is located on the first floor; it is very spacious, with shower enclosure and a Jacuzzi tub, 2 sinks, wc and bidet; next to the bathroom, there is a dressing room with a large built wardrobe – and only few steps to the hall and you get into a lovely balcony full of flowers overlooking the estate. On the ground floor, there is a bathroom with shower enclosure, WC and sink. In the shared building is available 1 WC with washbasin. All the bathrooms have precious and very tasteful Tuscan ceramics.

Property: 20 hectares with a lot of trees, own forest, Mediterranean vegetation, large playgrounds, ideal for families with children. The whole area is fenced, garden gate with remote control, security and privacy guaranteed. COMMUN HOUSE: when you are looking for a suitable Tuscan holiday home for a large group it is very rare to find an object that will find such a spacious commun house with kitchen and bathroom where 22 or more people can really party - this is in the Vallebona estate no problem! Inside there is plenty of space at large tables, in front of it there is a spacious terrace equipped with tables, chairs and umbrellas ... a wonderful place to celebrate graet Party outdoors. Maybe you would like to celebrate a family celebration, a birthday, a wedding day or any other, Anniversary, maybe even getting married: no problem! The beautiful property lends itself to what concerns the organizing: the homeowner cooks on request and can organize excellent Tuscan menus suitable for every occasion. There is a barbecue area in front of the common room on the spacious terrace.

In the middle of the property is the beautiful swimming pool, in full sunshine, it is fully fenced (fence with wire mesh 1 m. high), so no source of danger for toddlers. Size: 16x8 m., Depth: 1.10 - 2.40 m. The pool is lit and equipped with sun loungers and umbrellas.Dog pool for your four-legged friend: the dog pool is 5x6 m. big, the depth goes from 40 to 60 cm, the pool is NOT chlorinated and there is a slope to run in, so the dog does not necessarily have to jump in. The dog swimming pool is fully fenced (fence with wire mesh 1,60 m. high).

Rassina, the nearest village is only 5 minutes drive from the property and there, you will find all the shops you need: pharmacy, bakery, butcher, post office, bank, a little supermarket On Wednesdays morning, takes place “ il mercato”, the weekly market in the Piazza. There is also a small railway station, with trains to Arezzo almost every hour; so you can visit the city without "parking stress." Nearby (in a walking distance), there is a typical Ristorante, where, on demand, you can also have cooking classes. Otherwise, good restaurants and pizzerias are in every village of Casentino (Poppi, Bibbiena, Pratovecchio, Stia). You will not have enough holiday days to try them all! Another experience full of emotions is to explore the National Park of Casentinesi forests with its marvelous paths for walks or longer hikes. The Casentino National Park is one of the most beautiful and enchanting forest of all of Tuscany and Italy. And last but not least: Florence, Siena, San Gimignano, Perugia, and Assisi - all these art and cultural towns are within a daily trip and shouldn’t really miss in your Tuscan projects.
