Set amidst the rolling hills of Tuscany, Fattoria Antica is a beautifully restored country estate that perfectly blends rustic charm with modern comfort. Surrounded by vineyards, olive groves, and centuries-old cypress trees, the property offers a peaceful atmosphere where guests can truly relax and experience the authentic Tuscan lifestyle.
The estate features several charming villas and apartments of various sizes, ideal for couples, families, or groups of friends. Each accommodation is tastefully furnished in traditional Tuscan style, with terracotta floors, wooden beams, and warm colours that reflect the region’s unique character.
Guests can enjoy private gardens, terraces with breathtaking views, and a large swimming pool overlooking the countryside - the perfect place to unwind with a glass of local wine at sunset.
All accommodations are equipped with modern amenities to ensure a comfortable and relaxing stay, while still preserving the genuine spirit of rural Tuscany.

Property Description 

FATTORIA ANTICA is a charming estate immersed in the peaceful Tuscan countryside, designed to host exclusive stays, private events, and special celebrations in an authentic and secluded setting.

The property consists of 8 apartments and 2 independent villas, carefully furnished and distributed throughout the estate, with a total capacity of 44 beds, plus 8 additional sofa beds. This configuration makes Fattoria Antica an ideal solution for large groups wishing to stay together while maintaining comfort, privacy, and independence.

Within the property, several indoor and outdoor spaces are available, thoughtfully designed to harmoniously host every phase of an event: from the ceremony to the aperitif, from the dinner to the evening party and open bar. The variety of settings allows for smooth space management, adapting to the logistical and stylistic needs of each individual event.

The property does not work with an exclusive catering service; therefore, guests are free to choose their preferred caterer, ensuring maximum customization of the culinary experience:

Private chef service - Available on request (extra charge depending on the selected menu). If you wish to enjoy a private lunch or dinner at the villa, the owner Signora Sara, can arrange an authentic Tuscan dining experience for you. The date, time, and menu must be agreed directly with Sara at least 3 months in advance. During high season (June - September), due to high demand, we recommend booking 5-6 months in advance.
External chefs/catering - Please note that hiring external chefs or external catering companies is only possible if communicated to and approved by the owner in advance. This allows us to ensure the safety and the best experience for all guests.

Regarding music and entertainment, there are no time restrictions for music in indoor areas, while for outdoor areas music is permitted until midnight, in respect of the surrounding natural environment.

A total of 22 bedrooms and 17 bathrooms (one of which has no shower/no bathtub) + 8 additional sleeps (sofa beds or additional beds)  Villa Bruno - up to 6 guests A charming Tuscan villa with 3 bedrooms and 2 bathrooms. On the ground floor, a bright living room with comfortable sitting area and three large panoramic windows opens onto breathtaking views of the surrounding countryside. There is a dining area with kitchenette, one double bedroom with direct access to the garden, and a bathroom with shower, WC, bidet, and washbasin. On the first floor, you’ll find two more bedrooms - one twin and one that can be arranged as a double – plus a second bathroom with shower, WC, bidet, and washbasin. A 7m² terrace on the upper floor offers an unforgettable view across the rolling Tuscan hills. ________________________________________ Casa Camelia - up to 4+2 guests A welcoming country home with 2 bedrooms and 2 bathrooms. The ground floor features a cozy living and dining room with a double sofa bed, kitchenette, and direct access to the garden. There is also a small bathroom (without shower) with WC, bidet, and washbasin. Upstairs are two bedrooms - one double and one twin - and a full bathroom with shower, WC, bidet, and washbasin. Perfect for a small family or two couples. ________________________________________ Apartment Rosa - up to 6+2 guests This spacious apartment, located on the first floor and reached via an external staircase, includes a welcoming living area with corner fireplace, dining space, and kitchenette. A lovely terrace offers an outdoor sitting area and connects to Apartments Gelsomino and Viola, making them ideal for groups traveling together. Inside there is 1 double bedroom, 1 twin (convertible to double), and 2 bathrooms with shower, WC, bidet, and washbasin. An internal staircase leads to an open loft (25m²) with a double sofa bed, coffee table, and writing desk. ________________________________________ Apartment Margherita - up to 6 guests Located on the first floor, this apartment offers a warm atmosphere and plenty of space. It includes a double bedroom with a private loggia furnished for relaxing outdoors, a twin bedroom (or double), and a bathroom with shower, WC, bidet, and washbasin. The open-plan living/dining area features a kitchenette and table for family meals. An internal staircase leads to an open loft with two single beds and a writing desk, plus another bathroom with shower, WC, and washbasin. ________________________________________ Apartment Mimosa - up to 4+2 guests A charming ground-floor apartment with a welcoming living room featuring a fireplace, dining table, kitchenette, and double sofa bed. There is one double bedroom and one twin bedroom (or double), and a bathroom with shower, WC, bidet, and washbasin. Perfect for families or small groups who love a rustic, comfortable style. ________________________________________ Apartment Viola - up to 4 guests This elegant first-floor apartment combines traditional charm with modern comfort. It offers a bright living/dining area with natural stone fireplace, 1 double bedroom, and 1 twin bedroom (or double). In front of the twin bedroom there is a private loggia with outdoor seating and a wonderful view of the Tuscan countryside. There are two bathrooms - one with shower, WC, bidet, and washbasin, and another with shower, WC, and washbasin. Viola is connected by a shared terrace to Apartment Gelsomino, making them ideal for two families traveling together who still wish to maintain their privacy. ________________________________________ Apartment Gelsomino - up to 4+1 guests Located on the first floor, this apartment is accessed by an external staircase and features 2 bedrooms (one double and one twin), a living area with dining table, sofa bed for 2 children, and kitchenette. A lovely terrace with outdoor seating connects Gelsomino with Apartments Rosa and Viola. There are 2 bathrooms, each with shower, WC, bidet, and washbasin. Ideal for families seeking space and comfort. ________________________________________ Apartment Girasole - up to 4 guests A bright and panoramic apartment on the first floor, accessible via an external staircase. The 34m² living area features three large windows offering a stunning view across the Casentino Valley. There’re a comfortable sitting area, dining table and kitchenette. The sleeping area includes 1 double bedroom and 1 twin bedroom (or double), plus a bathroom with shower, bidet, WC, and washbasin. Adjacent to Apartment Papavero, it can be connected through an internal door if required. ________________________________________ Apartment Papavero - up to 2+1 guests A cozy first-floor apartment, ideal for a couple or small family. It includes a living/dining area with fireplace, dining table, and kitchenette; 1 double bedroom (with the possibility of an extra bed), and a bathroom with shower, bidet, WC, and washbasin. Papavero is next to Girasole and can be joined through a connecting door to accommodate larger groups. ________________________________________ Apartment Orchidea - up to 4 guests A comfortable ground-floor apartment with 2 double bedrooms and 2 bathrooms. One bedroom has an en-suite bathroom with shower, WC, and washbasin, while the second bathroom includes a shower, WC, bidet, and washbasin. An ideal choice for two couples seeking space and independence.

Each unit of the holiday house boasts its own fully equipped kitchen, offering you the freedom and comfort to prepare meals at your leisure. Whether it’s a leisurely breakfast for a small circle or a romantic dinner for two, you’ll find everything you need to feel completely at home. In the main house, the ground floor features a generous, fully equipped communal kitchen, perfect for preparing meals for your entire group with ease. Adjacent to the kitchen, a stunning hall with vaulted stone ceilings is furnished with tables and chairs, creating a warm and inviting atmosphere. This beautiful space is ideal for sharing memorable moments together - whether enjoying breakfast, a celebratory dinner, or simply relaxing indoors on days when the Tuscan sun keeps you inside.

A total of 17 bathrooms (including 1 without a shower or bathtub) plus 1 guest toilet next to the common room. A washing machine is available (€2 per load).

The pool is for your exclusive use. _ Pool heating: Not available - the outdoor swimming pool is not heated. _ Heating: Charged according to consumption (€6.00/m³ of gas). _ Air conditioning: Not available. _ Wi-Fi Internet: Available and included in the rental price. _ Electricity, gas for cooking and hot water, and water consumption: All included in the rental price. _ Firewood: Available on request for barbecue or wood oven use; extra charge according to consumption. _ Pets: Well-behaved pets are welcome upon request (maximum 3 pets) €25.00 per pet/per stay. _ Babies (0-3 years): One baby cot and/or high chair available on request (included). The Limonaia building and the stone-vaulted hall (next to the common kitchen) on the ground floor of the main house are available free of charge, for a maximum of 52 guests. Tables and chairs for up to 52 people are provided; any additional equipment must be rented.  For larger weddings, an additional venue at the entrance of the property can be hired (the furniture and equipment must be rented). During your wedding day, the exclusivity of the entire property is guaranteed. During the other days of your stay, there may be a wedding taking place; however, it will only use the wedding venue located at the entrance of the property and the adjacent garden. The pool, the main house, the nearby villas and the surrounding garden will remain for your exclusive use.
