Surrounded by vineyards, olive groves, and centuries-old cypress trees, the property offers a peaceful atmosphere where guests can truly relax and experience the authentic Tuscan lifestyle.
The estate features several charming villas and apartments of various sizes, ideal for couples, families, or groups of friends. Each accommodation is tastefully furnished in traditional Tuscan style, with terracotta floors, wooden beams, and warm colours that reflect the region’s unique character.
Guests can enjoy private gardens, terraces with breathtaking views, and a large swimming pool overlooking the countryside - the perfect place to unwind with a glass of local wine at sunset.
All accommodations are equipped with modern amenities to ensure a comfortable and relaxing stay, while still preserving the genuine spirit of rural Tuscany.

Property Description 

FATTORIA ANTICA is a charming estate immersed in the peaceful Tuscan countryside, designed to host exclusive stays, private events, and special celebrations in an authentic and secluded setting.

The property consists of 8 apartments and 2 independent villas, carefully furnished and distributed throughout the estate, with a total capacity of 44 beds, plus 8 additional sofa beds. This configuration makes Fattoria Antica an ideal solution for large groups wishing to stay together while maintaining comfort, privacy, and independence.

Within the property, several indoor and outdoor spaces are available, thoughtfully designed to harmoniously host every phase of an event: from the ceremony to the aperitif, from the dinner to the evening party and open bar. The variety of settings allows for smooth space management, adapting to the logistical and stylistic needs of each individual event.

The property does not work with an exclusive catering service; therefore, guests are free to choose their preferred caterer, ensuring maximum customization of the culinary experience:

Private chef service - Available on request (extra charge depending on the selected menu). If you wish to enjoy a private lunch or dinner at the villa, the owner Signora Sara, can arrange an authentic Tuscan dining experience for you. The date, time, and menu must be agreed directly with Sara at least 3 months in advance. During high season (June - September), due to high demand, we recommend booking 5-6 months in advance.
External chefs/catering - Please note that hiring external chefs or external catering companies is only possible if communicated to and approved by the owner in advance. This allows us to ensure the safety and the best experience for all guests.

Regarding music and entertainment, there are no time restrictions for music in indoor areas, while for outdoor areas music is permitted until midnight, in respect of the surrounding natural environment.

A total of 22 bedrooms (44 sleeps) + on request 8 additional sleeps (sofa beds or additional bed) + 17 bathrooms (one of which has neither a shower nor a bathtub) + 1 guest toilet next to the common dining room. Villa Bruno: 6 guests A charming Tuscan villa with 3 bedrooms and 2 bathrooms. On the ground floor, a bright living room with comfortable sitting area and three large panoramic windows opens onto breathtaking views of the surrounding countryside. There is a dining area with kitchenette, one double bedroom with direct access to the garden, and a bathroom with shower, WC, bidet, and washbasin. On the first floor, you’ll find two more bedrooms - one twin and one that can be arranged as a double – plus a second bathroom with shower, WC, bidet, and washbasin. A 7m² terrace on the upper floor offers an unforgettable view across the rolling Tuscan hills. Casa Camelia: 4+2 guests A welcoming country home with 2 bedrooms and 2 bathrooms. The ground floor features a cozy living and dining room with a double sofa bed, kitchenette, and direct access to the garden. There is also a small bathroom (without shower) with WC, bidet, and washbasin. Upstairs are two bedrooms - one double and one twin - and a full bathroom with shower, WC, bidet, and washbasin. Perfect for a small family or two couples. Apartment Rosa: 6+2 guests This spacious apartment, located on the first floor and reached via an external staircase, includes a welcoming living area with corner fireplace, dining space, and kitchenette. A lovely terrace offers an outdoor sitting area and connects to Apartments Gelsomino and Viola, making them ideal for groups traveling together. Inside there is 1 double bedroom, 1 twin (convertible to double), and 2 bathrooms with shower, WC, bidet, and washbasin. An internal staircase leads to an open loft (25m²) with a double sofa bed, coffee table, and writing desk. Apartment Margherita: 6 guests Located on the first floor, this apartment offers a warm atmosphere and plenty of space. It includes a double bedroom with a private loggia furnished for relaxing outdoors, a twin bedroom (or double), and a bathroom with shower, WC, bidet, and washbasin. The open-plan living/dining area features a kitchenette and table for family meals. An internal staircase leads to an open loft with two single beds and a writing desk, plus another bathroom with shower, WC, and washbasin. Apartment Mimosa: 4+2 guests A charming ground-floor apartment with a welcoming living room featuring a fireplace, dining table, kitchenette, and double sofa bed. There is one double bedroom and one twin bedroom (or double), and a bathroom with shower, WC, bidet, and washbasin. Perfect for families or small groups who love a rustic, comfortable style. Apartment Viola: 4 guests This elegant first-floor apartment combines traditional charm with modern comfort. It offers a bright living/dining area with natural stone fireplace, 1 double bedroom, and 1 twin bedroom (or double). In front of the twin bedroom there is a private loggia with outdoor seating and a wonderful view of the Tuscan countryside. There are two bathrooms - one with shower, WC, bidet, and washbasin, and another with shower, WC, and washbasin. Viola is connected by a shared terrace to Apartment Gelsomino, making them ideal for two families traveling together who still wish to maintain their privacy. Apartment Gelsomino: 4+1 guests Located on the first floor, this apartment is accessed by an external staircase and features 2 bedrooms (one double and one twin), a living area with dining table, sofa bed for 1 adult or 2 children, and kitchenette. A lovely terrace with outdoor seating connects Gelsomino with Apartments Rosa and Viola. There are 2 bathrooms, each with shower, WC, bidet, and washbasin. Ideal for families seeking space and comfort. Apartment Girasole: 4 guests A bright and panoramic apartment on the first floor, accessible via an external staircase. The 34m² living area features three large windows offering a stunning view across the Casentino Valley. There’re a comfortable sitting area, dining table and kitchenette. The sleeping area includes 1 double bedroom and 1 twin bedroom (or double), plus a bathroom with shower, bidet, WC, and washbasin. Adjacent to Apartment Papavero, it can be connected through an internal door if required. Apartment Papavero: 2+1 guests A cozy first-floor apartment, ideal for a couple or small family. It includes a living/dining area with fireplace, dining table, and kitchenette; 1 double bedroom (with the possibility of an extra bed), and a bathroom with shower, bidet, WC, and washbasin. Papavero is next to Girasole and can be joined through a connecting door to accommodate larger groups. Apartment Orchidea: 4 guests A comfortable ground-floor apartment with 2 double bedrooms and 2 bathrooms. One bedroom has an en-suite bathroom with shower, WC, and washbasin, while the second bathroom includes a shower, WC, bidet, and washbasin. An ideal choice for two couples seeking space and independence. ====================== RENTAL PRICE AND ADDITIONAL SLEEPING ARRANGEMENTS The rental price includes accommodation for up to 44 guests, including adults and children, sleeping in the 44 standard beds available at the property, distributed across a total of 22 bedrooms, as specified in the property description. The property also offers the following additional sleeping arrangements, available upon specific request: 1 additional single bed in Apartment Papavero; 1 double sofa bed accommodating 2 people in Casa Camelia; 1 double sofa bed accommodating 2 people in Apartment Rosa; 1 double sofa bed accommodating 2 people in Apartment Mimosa; 1 single sofa bed accommodating 1 person in Apartment Gelsomino; 3 cots with safety rails for babies. The use of these additional sleeping arrangements allows the property to accommodate a maximum of 52 people, plus any babies under 3 years of age, subject to the maximum occupancy conditions set out below. The use of any additional sleeping arrangement incurs a surcharge of €25,00 per person, per night, regardless of the total number of guests staying at the property. Therefore, even if the group consists of fewer than 44 people, the use of additional beds, sofa beds or baby cots will still incur the applicable surcharge of €25,00 per person, per night. Any request for additional sleeping arrangements must be communicated to the Owner in advance. In all cases, the total number of guests staying at the property must not exceed the maximum permitted occupancy of 52 people, plus any babies under 3 years of age. MAXIMUM OCCUPANCY AND BABIES The maximum occupancy of the property is 52 people, excluding babies under 3 years of age, whose age is determined as of the dates of the stay. Babies under 3 years of age are not counted towards the maximum occupancy limit. For babies under 3 years of age requiring a cot with safety rails, the additional sleeping arrangement charges specified above shall apply. CONFIRMATION OF THE FINAL NUMBER OF GUESTS To enable the Owner to prepare for your arrival and make the necessary arrangements to ensure a smooth check-in, guests are kindly requested to provide the final number of people staying at the Villa at least one month before the arrival date. Please specify the number of adults, children (including their ages) and babies (including their ages), as well as any requirements for additional sleeping arrangements.

Each unit of the holiday house boasts its own fully equipped kitchen, offering you the freedom and comfort to prepare meals at your leisure. Whether it’s a leisurely breakfast for a small circle or a romantic dinner for two, you’ll find everything you need to feel completely at home. In the main house, the ground floor features a generous, fully equipped communal kitchen, perfect for preparing meals for your entire group with ease. Adjacent to the kitchen, a stunning hall with vaulted stone ceilings is furnished with tables and chairs, creating a warm and inviting atmosphere. This beautiful space is ideal for sharing memorable moments together - whether enjoying breakfast, a celebratory dinner, or simply relaxing indoors on days when the Tuscan sun keeps you inside.

A total of 17 bathrooms (including 1 without a shower or bathtub) plus 1 guest toilet next to the common room. A washing machine is available (€2 per load).

The views of the surrounding countryside are simply unparalleled. The villa is nestled in the heart of a 16-hectare estate, offering a wonderful retreat far from roads and noise, surrounded by the beauty of unspoilt nature. The spacious, beautifully maintained garden features several relaxing outdoor areas, barbecue facilities, and a traditional stone wood-fired oven. The estate also boasts its own vineyard, producing its own wine - a special feature that reflects the authentic character of the Tuscan countryside and its centuries-old winemaking tradition.

A truly special highlight is the recently renovated infinity pool, featuring an overflow system, a spacious whirlpool area, and elegant Feel Touch pool surfacing, ensuring a pleasant tactile sensation and a luxurious swimming experience. The private pool is located directly in front of the main house and is equipped with sun loungers and parasols. The pool’s panoramic setting offers breathtaking views across the entire Casentino Valley and towards the imposing medieval castle of the Conti Guidi - a truly enchanting place where sky and earth seem to merge.

The Limonaia building and the stone-vaulted hall (next to the common kitchen) on the ground floor of the main house are available free of charge, for a maximum of 52 guests. Tables and chairs for up to 52 people are provided; any additional equipment must be rented.  For larger weddings, an additional venue at the entrance of the property can be hired (the furniture and equipment must be rented). During your wedding day, the exclusivity of the entire property is guaranteed. During the other days of your stay, there may be a wedding taking place; however, it will only use the wedding venue located at the entrance of the property and the adjacent garden. The pool, the main house, the nearby villas and the surrounding garden will remain for your exclusive use. Important Notice In accordance with new legal regulations, the fireplaces in the apartments may not be used. We thank our guests for their understanding and cooperation. TOURIST TAX Guests are hereby informed that the Municipality POPPI where the property is located has introduced a tourist tax for all visitors starting from April 2025. Children under 12 years of age (age at the time of the stay) are exempt from payment of this tax. The tourist tax amounts to €2,00 per person/per night, for a maximum of 4 consecutive nights, and must be paid in cash to the owner/housekeeper of the villa upon arrival (at check-in). For groups of more than 20 people who are required to pay the tourist tax, a 50% discount on the tourist tax is granted. These are the currently applicable municipal regulations.

Friendly and well-behaved pets are welcome upon request and for an additional fee.

The holiday home is located in the small village of Poppi, in the Casentino Valley, between Florence and Arezzo. The area is surrounded by centuries-old forests and unspoilt countryside that has remained largely untouched by mass tourism. Florence is approximately a one-hour drive away, Arezzo can be reached in about 45 minutes, and Siena in around an hour and a half. There are also many interesting places to visit nearby, including the monasteries of Camaldoli and La Verna, with their historic churches, as well as numerous charming little villages, each with its own distinctive character and appeal. Just a few kilometres away, in Poppi, you will find a 9-hole golf course in a beautiful panoramic setting. Shops and local amenities: Ponte a Poppi: approx. 2,5 km (5 minutes by car) Bibbiena: approx. 8 km (10 minutes by car) Pratovecchio: approx. 8 km (10 minutes by car) A visit to Arezzo is highly recommended. This medieval city is less crowded with tourists than many other Tuscan destinations and is ideal for exploring on foot. It offers a variety of shops and fascinating historic churches. In addition, a large antiques market takes place on the first weekend of every month, on both Saturday and Sunday.
