The villa features 13 stylish double bedrooms, all air-conditioned, as well as 12 elegant bathrooms and 1 guest WC. Spacious outdoor areas with a private pool, barbecue area, and modern amenities such as Wi-Fi and satellite TV ensure the highest level of comfort. The entire estate is fully fenced, guaranteeing maximum privacy.

The maximum occupancy is 28 guests.

For active leisure, guests can enjoy a five-a-side football pitch, a volleyball court, and a table tennis.

13 bedrooms with air conditioning On the ground floor of the holiday villa, there is one bedroom with two single beds, as well as a bathroom with a shower located directly next to it. An internal staircase from the living area leads to the first floor. Here you will find one very spacious double bedroom and another equally generous double bedroom, which also features a double sofa bed - ideal for children who should stay close to their parents. This room has a glass door opening onto a small, exclusive and secluded forecourt - a charming setting for an aperitif for two. Four steps from the corridor lead to the next level, where four double bedrooms are located. Another internal staircase leads to the second floor, where three additional double bedrooms are situated. A further four steps lead to the top level, which features one double bedroom and another double bedroom that opens into an additional bedroom with a double bed (French size, 140 cm width), ideally suited for two children. AIR CONDITIONING: Electricity consumption exceeding 200 kWh per week is charged separately at €0.50 per kWh (consumption up to 200 kWh per week is included in the rental price).

The main entrance leads into a spacious, arched-window glass veranda designed as a comfortable living area even in unfavourable weather conditions. This light-filled space flows seamlessly into an open-plan living room, furnished with comfortable armchairs, a sofa, and SAT TV. The fireplace is a decorative feature only and is not intended for use.

The covered terrace and glass veranda, together with the spacious designer kitchen, form a seamless open-plan living and dining area. One section is dedicated to dining on cooler days, featuring extendable tables, while the other showcases the striking, custom-designed kitchen. The kitchen is fully equipped with an electric oven, 5-burner gas hob, large refrigerator with freezer compartment, microwave, capsule espresso machine, filter coffee machine, blender, stand mixer, and a Miele dishwasher. In addition, a separate wine refrigerator offers dedicated storage for both red and white wines. From the kitchen, a doorway leads to a utility room featuring a traditional pizza oven and generous storage space for food and beverages. A further door provides access to a practical service entrance with direct vehicle access via a secondary garden gate - ideal for the convenient unloading of luggage, groceries, and supplies. A separate utility room is equipped with a washing machine and dryer. Furthermore, each floor offers ample storage rooms for luggage and other personal belongings.

12 bathrooms + 1 guest WC The bathrooms on the top level are each equipped with a bathtub, which also features a closing glass panel allowing it to be used as a shower. All other bedrooms have modern glass shower enclosures. Each bathroom is fitted with a washbasin, bidet, and WC and is designed as an en-suite bathroom. All bathrooms also include a hairdryer and sufficient storage space for personal belongings. On the ground floor, there is an additional guest bathroom equipped with two washbasins and a WC.

Evergreen meadows dotted with cypress trees, olive groves, oleander bushes, Mediterranean shrubs, and flowers create the impression of a timeless and everlasting landscape, with beautiful views over the private vineyard belonging to the owner of the villa. Right next to the glass-enclosed veranda lies a spacious covered terrace, featuring two magnificent, custom-made solid oak tables, comfortably accommodating the entire group for dining, celebrations, and shared meals. The view extends towards the impressive mulberry tree standing directly in front-a rare specimen of remarkable size and strength, which gives the estate its name: “GELSO” (Mulberry Tree). Adjacent to the terrace is a beautifully built stone barbecue area, perfectly suited for unforgettable evening grill gatherings. Nestled within the beautifully maintained garden grounds, you will find the spacious 16x5 m. swimming pool, featuring a solar shower, elegant underwater lighting, comfortable sun loungers, and a sun canopy. The surroundings are marked by a truly idyllic atmosphere: the view opens entirely onto unspoiled, lush green nature. Thanks to its all-day sun exposure, the pool area allows you to enjoy the sunlight until the very last moments of the day, when it slowly sets on the opposite horizon, bathing the landscape in warm, golden tones. Pool opening period: the outdoor pool is available each year from mid-April to 20th October. Use outside this period is available upon prior request. The pool is reserved exclusively for the private use of Guests of Villa Il Gelso.

The holiday villa IL GELSO is located in the heart of the Casentino, a picturesque valley in central Tuscany, just 50 km from Florence and close to one of Italy’s largest national parks: the Foreste Casentinesi National Park. This area is characterized by unspoiled forests, beautifully scenic hiking trails, and a still discreet level of tourism, which preserves the authenticity of the landscape intact. A stay here offers the perfect opportunity to fully recharge, restoring balance and energy for the entire year. The surrounding picturesque villages – Pratovecchio, Stia, Poppi, Strada, and Bibbiena – have preserved their original charm, featuring historic churches, castles, quaint corners, and a peaceful atmosphere.
