Bedroom: 7 The ground floor of the house - if you enter from the park, it becomes the first floor if you enter it from the main and front entrance via the external stone staircase. On the 1st floor (or 2nd floor), accessible via a wide internal marble staircase, there are 2 twin bedrooms and 2 double bedrooms with access to the terrace in front, as well as 1 further double bedroom with ensuite bathroom. The bedrooms are exceptionally large, equipped with spacious cupboards and seating areas with couches and armchairs, 2 baby cots are available, large windows give a lot of light, every window or patio door offers wonderful views, partly of the pool, partly of the garden and park area. On the 2nd floor (or 3rd floor) there is 1 twin bedroom and 1 bedroom with a double bed and 2 single beds (suitable for children who are to sleep with their parents).

There is a splendid entrance hall from which the rooms exit, this middle hall can also be found on the two upper floors, you can reach them via wide marble stairs, they are furnished with precious antique furniture and paintings and you can reach the rooms from here . There is 1 living room with armchairs and a Lcd 48 “satellite TV in front of the fireplace, a large table with chairs and a sideboard. The library is also located here with bookshelves, a desk and armchairs; as well as the dining room with a large dining table, chairs and fireplace right next to the kitchen. Right at the top of the 4th floor is the tower, glazed all around, but it is not habitable because it is not furnished, but it is definitely worth a gorgeous 360 ° view in all four directions!

The kitchen is also on the ground floor, a direct exit leads to the garden area, where the grill, dining table and chairs are, it is perfectly equipped with all utensils; there is a dishwasher, fridge with freezer compartment, an extra freezer, oven, 5-burner gas stove, toaster, kettle, German coffee machine, bread slicer; there is a fireplace with a barbecue area also in the kitchen. 1 high chair is available, the washing machine is in a separate room. If you like: there is our own vegetable garden, ask Nicola, the owner, what is growing right now, he speaks good English.

Park and garden approx. 11,000 square meters. The enchanting garden and park around this holiday villa are of rare diversity and beauty. When you enter the avenue through the wrought-iron garden gate, you have magnificent linden trees on one side, on the other side it is flanked by holm oaks and ancient huge cedars, in between pine trees and many other Mediterranean trees and shrubs, which provide a shady, pleasantly cool area for hot Summer days form, here everyone will find a heavenly place to unwind or to “dangle” yourself - there are 3 hammocks between the pine trees. For children, the park is one big adventure playground. Between many beautiful flowers there is a small pond with water roses but the most impressive are the 20 gigantic, partly very old, picturesque lemon trees in classic terracotta pots, which every winter in a specially glazed room that almost all villas in Tuscany have, the "limonaia" transported so that they retain their beauty and fertility.

The exceptionally large pool is 10x12 m, with a depth that ranges from 1.50 m to 3.50 m, there is a diving board, sun loungers and a covered area, if you want to be in the shade, or you can lie down under them a few meters away, large pine trees in the park. Directly at the pool there are 2 changing rooms for the convenience of the guests, one with a shower and washbasin and one with a toilet and washbasin. The pool is in the sun all day, all around with impressive views of the garden, the park and the surrounding area. Next to the pool the tennis court (illuminated) and in the house in the basement a bright, large billiard room.

This spacious, stylish villa is a former manor house, which is now rented out by the owners as a holiday home. It is a historical property with a gorgeous, spacious outdoor area in a wonderful, completely quiet environment, where the holiday guest can find peace and relaxation. It is a safe atmosphere for children, adults can enjoy the extra-large pool, their own tennis court, the billiards room and the wonderful tranquility. There is even a small consecrated chapel in the basement, where the house owners got married many years ago, it is adorned with stained glass windows made by a well-known Florentine artist and depicting the saints and bishops of the city of Arezzo. There have also been holiday guests who found this little church so romantic that they too were married there. The caretaker / gardener lives within the large property with his wife and daughter, who take care of the garden, pool and cleaning, far enough away from the villa and actually invisible and inaudible - the privacy of the guests is 100%. The house has no central heating.

The holiday villa is located 10 minutes by car or 5 km from the Tuscan city of Arezzo. B. Florence and Siena, but an ancient city with many beautiful buildings, palazzi, churches and cathedral, all of which are worth a visit. There are nice shops, elegant boutiques, good restaurants, pizzerias and ice cream parlors. Our tip: if you have rented on the first weekend of the month (Saturday and Sunday), visit the antique fair that is known throughout Italy and that takes place there and you can often find a "bargain" with hundreds of exhibitors who come from all over the world. It must be said that not everything that is on sale here is necessarily "antique", but the old town has a great atmosphere and it is fun to be a part of it. Otherwise there is a big weekly market every Saturday morning in Arezzo in the "zona Giotto". Of course, Florence, Pisa, Siena, San Gimignano are a "must" for those who have not yet seen these magnificent cities of art, people from all over the world visit the overwhelming museums, churches and cathedrals of these places, but we also recommend you not so overcrowded, really worth seeing destinations such. B. Cortona, Perugia, Lake Trasimeno, Pienza, Montepulciano. Shop: The next village is Patrignone, 1 km away - there is a small café-bar here. Very close to the house (only 1.5 km), in Ceciliano, there is a small mom and pop shop that is also open every day on Sundays and there is also a ristorante / pizzeria here. In Arezzo there is a large shopping center that you will pass by on your way, the “Centro Commerciale Setteponti”, here you can find EVERYTHING you need on a daily basis. Next motorway exit: 8 km.
