Bedrooms

STARTING 2026 SEASON: 10 BEDROOMS WITH AIR CONDITIONING (extra to pay on consumption) There are a total of 10 bedrooms (with air conditioning from the 2026 season): 8 bedrooms on the first floor and 2 bedrooms on the ground floor (one of which is wheelchair accessible), as well as 2 double sofa beds (one of which is directly adjacent to the disabled room), and an open gallery (open mansard attic) with 2 single beds (suitable for 2 children). The main house includes: 1 very spacious double bedroom on the ground floor with an ensuite bathroom, 5 double bedrooms, 1 twin bedroom on the first floor, and 1 double sofa bed (suitable for 2 children) in the living room on the ground floor. Annex 1 (this annex is on the ground floor): 1 double bedroom and 1 double sofa bed in the connecting room (suitable for 2 children). This apartment is wheelchair accessible. This apartment has no heating. Annex 2 (this annex is located on the 1st floor and is accessible via an external staircase). It has two double bedrooms, one of which is particularly spacious. From this, a steep internal staircase leads to the open attic/gallery with two beds for two children (the attic is very low and not suitable for standing). The bedrooms are all comfortably furnished, equipped with modern and some antique furniture. Beautiful bed borders, bedspreads, and curtains, as well as many tasteful furnishings, complete the picture. Each room is decorated in a different color scheme. One baby cot is available upon request at no extra charge (bed linen, pillows, and blankets for the cot are not provided; please bring your own). From the 2026 season: 10 bedrooms with air conditioning. Additional charge based on electricity consumption.

Living room

The living room (on the ground floor of the main house) has direct access to the garden and is equipped with a large dining table for the entire group. There is comfortable seating, a double sofa bed (suitable for two children or one adult), a natural stone fireplace, and a large satellite TV.

Kitchen

The exceptionally large, light-filled kitchen (on the ground floor of the main house) with direct access to the garden is a true highlight. It lacks everything you need for a cozy, group-friendly meal. If you want to eat together, this room is also large enough, can accommodate two tables, and there's plenty of room around it. There are two very large refrigerators and freezers, a dishwasher, an extra-large oven and a small oven next to it that can be heated with wood, a sink, a four-burner gas stove, a microwave, German and Italian coffee makers, a kettle, and, of course, enough dishes, cutlery, glasses, etc. for the entire group.

Bathrooms

There are 8 bathrooms in total. Main house 3 bathrooms in the main house on the 1st floor: 1 ensuite bathroom with an attractive LED-lit shower cubicle, 1 bathroom with a shower cubicle, sink, toilet, and bidet, and 1 further bathroom with a shower cubicle, bathtub, toilet, and bidet. 2 bathrooms in the main house on the ground floor: 1 ensuite bathroom and 1 bathroom with a shower cubicle, sink, and toilet. Annex 1 (ground floor): 1 bathroom (the accessible bathroom) with a shower, sink, and toilet. Annex 2 (1st floor): 2 bathrooms, each with a shower cubicle, sink, and toilet. A washing machine and dryer are located in an adjoining room.

Garden

Outside, you'll find rosemary bushes, roses, broom, mulberry trees (which bear hundreds of fruits during harvest time), poplars, olives, and much more. The garden surrounding the house (approximately 1 hectare) is fenced with a 2-meter-high metal gate. Directly in front of the house is the beautiful, 70 m² covered veranda, overlooking the pool and the opposite hills. It features a lounge with sofas and armchairs and two large dining tables for enjoying meals, both in the cool shade at lunchtime and overlooking the illuminated pool and garden in the evening. A barbecue area with a large, modern grill is available.

Pool

The pool, which enjoys a picturesque all-day sun, is 12 x 4 m in size, illuminated, and 1.40 m deep. A staircase leads into the pool, with a shallow water area adjacent to it, ideal for children but also for sunbathing. 22 sun loungers and 5 parasols are available.

Peculiarity

The house owner, Edoardo, owns a butcher shop in Arezzo. In his family business, you can purchase top-quality products (including the famous "Bistecca Fiorentina"). The meat is delivered directly to your holiday home upon request. The house owner also offers a wine service, which also delivers directly to your holiday home, offering wines of all flavors and in every price range, including major names, even from the surrounding area (e.g., the winery you pass directly upon arrival). Catering/chef service is also available upon request, if you would like to have Tuscan cuisine prepared for a family celebration. Just tell us and order what you would like, or simply let us surprise you. Everything is done to ensure that guests have a wonderful, unforgettable holiday. All windows throughout the house – including the hallways – have screen doors. Living area: 400 sq m | Land: 10 hectares On the ground floor, there is a room with a gas and wood boiler, a washing machine, and a tumble dryer.

Pets

Well-behaved, friendly pets are allowed upon request (extra charge). The garden surrounding the house (approx. 1 hectare) is fully fenced with a 2-meter-high metal fence.

Nearby

The holiday home "Villa Belfiore" is located in the small municipality of Pratovecchio-Stia in Casentino (between Florence and Arezzo), a previously little-known, wooded area in the heart of Tuscany. Here, people still live among locals, and everything is still relatively "untouristy," which many guests who have already stayed here appreciate. Nevertheless, it is within easy driving distance of Italy's most famous art and cultural cities; Florence, for example, is only 50 km away. Just a few meters from the holiday home begins the Casentino Forest National Park, which has become a popular tourist destination with its pristine vegetation and many pristine walking trails. In the Casentino itself, you have the opportunity to choose a different destination worth seeing every day: the monasteries of La Verna (famous for Saint Francis of Assisi) and Camaldoli, with their romantic churches, the small towns like Stia, Pratovecchio, and Bibbiena, the castles and churches, the romantic corners, the small, good restaurants with local cuisine at reasonable prices, the friendly, uncomplicated people, and plenty of untouched nature are the advantages of our beautiful Casentino - come and visit us, and you'll want to come back! Shopping: 5 km away, you'll find Ponte a Poppi with many small shops, cafés, banks, a post office, a pharmacy, a pizzeria, a restaurant, two ice cream parlors, and a supermarket (CRAI). There's a weekly market on the main piazza on Tuesday mornings. Pratovecchio is 9 km away, and Bibbiena, the largest town in Casentino, is 11 km away. Here, you'll find a shopping center with a large Coop supermarket, where you can find everything you need, a wide selection of fruit and vegetables, fresh meat, and fish, as well as other supermarkets such as Gala, Lidl, Eurospin, and Penny Market. Sports opportunities are nearby: you don't have to leave the 10-hectare property to go for a walk. In the nearby town of Poppi, there is a golf course, tennis courts, and an outdoor basketball court. The surrounding area is perfect for mountain bikers, with gently rolling trails alternating with slightly steeper, challenging mountain roads.
