4 bedrooms + 1 mansard. On the ground floor there are 2 double bed bedrooms and two bedrooms with 2 single beds each. The mansard is on the upper floor and is accessible via an internal staircase. There are 3 single beds here. From here you have the opportunity to get to a small terrace, a quiet place to relax or sunbathe when you want to be alone, not to mention the wonderful view that you can enjoy from up here. If necessary, there is a single bed in a passage room. All 5 bedrooms have air conditioning. The bedrooms have extra large closets with plenty of storage space for guests. 1 baby cot is available on request. The rooms are bright and friendly and each has a large glass door leading to the covered porch in front. The ceilings are made of wood, the floors with parquet. There is a wall safe.

The living room is a large “open space” consisting of three rooms that merge into one another. There is a large dining table with benches, if you want to eat in the house, from here a few steps lead to a lounge area with couches, armchairs, satellite TV and a large fireplace (not usable), a few steps lead to another living area , which is also equipped with comfortable couches, ideal for reading or relaxing, a patio door leads to the outside area in front. This spacious, light-flooded room is the focal point of the exclusive holiday villa, which was formerly inhabited by the parents of the current owners and in many years valuable antique furniture, paintings and old prints in beautiful frames and many tasteful furnishings have been acquired that create a feel-good atmosphere . Terracotta floors and a particularly high wooden beam ceiling ensure that the ambience is cool and pleasant even on hot summer days, the air conditioning system that is present in all rooms is almost never used by guests. DVD player and stereo are available. Internet connection available and included in the price (WLAN).

The kitchen is on the ground floor, with direct access to the terrace with the large dining table, where you will probably always eat. It is perfectly equipped with an electric oven, 4-burner gas stove, dishwasher, refrigerator, freezer, microwave, moka (Italian coffee machine), Nespresso coffee machine (with capsules), German coffee machine, toaster and all the equipment and dishes that are necessary for cozy cooking . There is a small open fireplace (not usable). 2 highchairs are available. Anyone who likes to include fruits and vegetables in the menu can be pampered by the house owner, who grows an extra-large vegetable garden so that he can also supply his summer guests with his real organic vegetables. Wine can be obtained from the owner's sister, which has nearby vineyards.

On the ground floor there is a bathroom with a shower cabin, sink, toilet and bidet right at the entrance. Between the bedrooms there are 2 further bathrooms, one with a tub and one with a shower cabin, each with a sink, toilet and bidet. On the terrace in the entrance area and near the pool there is a service room with shower, which guests like to use when they come out of the pool. The washing machine and ironing equipment are also located here.

The whole property is fenced (h 1.50 m.). The huge garden around the house is great for relaxing and relaxing in peace. Families with children will find a dream home here, you can play anywhere in the garden on the lawns, the swimming pool is located directly in front of the covered terrace and there is a ping pong table. the 350 square meter Loggiato surrounds the entire house, tables, chairs, armchairs, beds for eating, reading, drinking a glass of wine or prosecco. This holiday villa leaves no wish unexpressed, the interiors beautifully, the precious antique furniture, the particularly spacious living area furnished with comfortable furniture, the bright and welcoming bedrooms, but the highlight is undoubtedly the fantastic outdoor area with the large all-round porch, which well equipped will be the right place at any time of the day. Life can take place outside, because even on the coldest days you can find a sheltered place on one of the sides of the house

The owners are available to welcome guests, who live in the neighboring house .. the total privacy of the guests is however guaranteed, they are alone and undisturbed in the property, the garden and the swimming pool are for the exclusive use of the guests, nobody else is here. The owner's daughter, who speaks perfect English, will arrive upon check in so there should be no language difficulties. Shopping: the holiday home belongs to the municipality of Campogialli, a small town that can be reached on foot from the holiday home (about 800 m), here there is a corner shop with groceries and fresh bread every day and a small cafe- Bar San Giustino Valdarno is 4 km away and has a bank, post office, supermarket, all shops, a bar-cafeteria, an ice cream shop (one of the best in the whole area), a pizzeria, a restaurant and everything you need for everyday life. Or you can go to Terranuova Bracciolini.
