The 4 double bedrooms are located on the 1st floor of the villa via internal stairs, they are cozy and beautifully furnished, from the windows you have enchanting views of the garden, pool and the unique surroundings. The walls of each bedroom are in a different color, each room has 2 fans, all windows are provided with mosquito nets. Baby cot available on request.

On the ground floor with an exit to the garden there are 4 living rooms that merge into one another, which are connected to each other with the round arches typical of Tuscan country houses. They are equipped with comfortable seating, there is an antique fireplace and satellite TV. On the 1st floor, accessible via the internal stairs, there is another living room, here too there are armchairs and couches as well as a satellite TV. This room has a terrace from which you can access the garden via a stone staircase.

The kitchen next to the sitting rooms on the ground floor has a direct exit to the garden on the covered terrace in front of the house, where a dining table with chairs is available. The kitchen is a real gem: in the middle the huge table specially made with a huge solid wood top, there are many different kitchen appliances, such as blender, bread maker, slicer, juicer, Italian espresso coffee makers, kettle, machine German coffee maker, toaster etc. There is a dishwasher, microwave, oven, 5 burner gas hob, large fridge freezer. All dishes, pots and pans are exchanged with EVERY new tenant, so there is always a guarantee for very clean utensils. A round arch leads to the adjacent dining room, furnished with a large table and comfortable chairs, and here there is also an ancient stone fireplace for the colder days in spring and autumn. On the 1st floor, 2 of the bedrooms each have 1 ensuite bathroom, plus a third bathroom between the other two bedrooms, all with shower cubicle, sink, toilet and bidet, equipped with first-class fittings, beautiful mirrors and plenty of space for storage. On the ground floor there is 1 further bathroom with a sink, toilet, and bidet as well as a washing machine, ironing and cleaning utensils in a small anteroom. A hairdryer is available in every bathroom.

The property measures 43 hectares and 5 of these are completely fenced. The large garden around the villa is full of Mediterranean plants, most of which are olive trees and huge rosemary bushes. The terrace in front of the kitchen, where the dining table is located, is shaded by wisteria, there is a large fig tree, cypresses, juniper bushes and a mulberry tree, oaks. A wood-burning pizza oven and a brick garden grill are available. Large parking inside the property - with the garden gate that opens automatically, lawns right next to the house, children will find here a real safe paradise - not there are cars, no roads, no neighbors, a unique tranquility to relax, only accompanied by the chirping of birds, healthy air and overwhelming pure nature.

The swimming pool is located in the south all day in the sun ... just below the villa, it has a safe access gate for children, there is internal lighting, hot and cold outdoor showers, umbrellas, deck chairs and areas shade under the olive trees to relax. Right next to the swimming pool there is a large lawn where children can play and run. The swimming pool has a Roman staircase, is 7x14m and has a depth between 1.40 - 2.50 m.

It is a special class holiday villa. Furnished with excellent taste, with all the typical peculiarities of Tuscan architecture that have been left or skilfully restored, such as the magnificent solid wooden ceiling beams, the terracotta floors, old doors, cupboards and furniture masterfully restored by artisans, it is a dream villa where the holiday guest will find one unique, unforgettable vacation. The owner's daughter speaks good English, she is an artist, paints, dances and gives courses on request, sometimes will also have an exhibition of her pictures in the property in summer. She takes care of the pool and garden with her brother, they are available every morning from 6 a.m. to 8 a.m., also for questions and requests of the guests and bring the breakfast rolls with you on order.

Pets are allowed on request. The property is fenced (height 1.70 m)

The holiday villa is located in Tuscany, between the famous cities of Arezzo and Florence, in about 15 minutes by car from Monte San Savino, the route leads along asphalt roads, which has become a stony gravel road for the last few hundred meters, slowly with normal cars not suitable for particularly deep-lying vehicles. Approx. 3 km from the house there is a cafè bar with ristorante, where you can also buy wine, bread, cheese, sausage, eat an ice cream, drink an espresso or cappuccino. For shopping you go to Monte San Savino or to Ambra (each about 10 minutes by car), both small towns, where there are all kinds of shops, bank, post office, hairdresser, corner shops and small supermarkets, also pizzerias, café -Bars and restaurants. Tuesdays are in Ambra weekly market, Wednesdays in Monte San Savino. A large purchase can be made in Arezzo in the large “Centro Commerciale Setteponti”, in this shopping center there is EVERYTHING. Those who like to go to large weekly markets: every Saturday morning there is a large weekly market in Arezzo. If you are here on the first weekend of every month (Saturday and Sunday), you should not miss the big antique fair in Arezzo, hundreds of exhibitors offer their goods, antiquities and of course flea market can be seen and bought, if you are lucky , can sometimes make a real bargain. There's a great flair and it's really fun to stroll around here, even if you don't want to buy anything. For outlet fans there is the Valdichiana outlet, a really beautifully designed outlet with many shops of all kinds, although the really big designers like Valentino, Gucci, Versace etc. are missing (you can find them in "The Mall" in Reggello or also in the "Barberino Outlet") but there are many interesting offers for ordinary consumers. Surely you want to visit Florence, Siena (very close!), San Gimignano, Perugia, Assisi, Cortona etc., in comfortable day tours you can reach these classic cities of art. You will enjoy drinking a glass of wine or prosecco in your unique holiday home in the evening, surrounded only by the sounds of nature and the wonderful clear air!
