On the ground floor, we find 1 double bedroom with a third bed and direct access to the covered terrace, equipped with wicker table and 2 chairs, with a wonderful vista of the surroundings and of the swimming pool. 2 other bedrooms- a double bedroom and a double bedroom with an additional bed- are on the first floor and could be reached with an outer staircase but also with an inside one. On the second floor, we find a double bedroom and a room with 2 beds.

On the ground floor, with access from the veranda through an arch, you will find a rustic dining room with fireplace and adjoin kitchen. There is also another little living room with sofa. The veranda is equipped with table and chairs, so you can eat al fresco, enjoying the beautiful vista.On the first floor, there is a living -dining room and another living room which have in common an open fireplace, which creates a very homely ambience.

There is a kitchen on the ground floor and another on the first floor, near the dining room, equipped with dishwasher, fridge/freezer, 2 German makers, toaster, electric kettle and all the necessary kitchenware. The washing machine is available in a service room on the ground floor.

On the ground floor, we find a bathroom with shower and, on the first floor, a bathroom with shower. The third bathroom is on the second floor and it has a little bathtub. All the bathrooms are equipped with WC, bidet and sink.

All the property is completely fenced and at the entrance there is an electric garden gate. For your barbecue parties, there is a masonry grill/ barbecue, set in the garden.All around green, green, nature, tranquility, rest, relaxation, no cars, no traffic noise - a paradise for children and adults - these are the main features of this beautiful Tuscan estate. 2 spinning bikes available!

The position is really fantastic and offers a wonderful view of the entire Casentino valley. The place is quiet and no noise can to disturb your peace. There is only nature around you: really an oasis of total relax.Swimming pool heating on request:October, April & May €200,00 per week;from June to Sept. included.The pool is closed from November to March.

The heated pool has the advantage that in the spring and fall or on cooler summer days, the bathing fun is not mitigated and the weeks in which one can use the pool can extend many times.This house is really located in a wonderful position, set on a lush hill of Casentino with a far-reaching and stunning view of the castle of Romena, Poppi with its medieval hamlet and castle and of the beautiful surroundings. Tuscan décor characterizes this house with the traditional cotto toscano floors, beautiful wooden beamed ceilings, stoned walls and picturesque arch doors. The furniture is composed by original furnishings, restored to perfection by the owner, with great taste and care. This house will enchant you; it is the real Tuscan country house that a tourist of Tuscany could desire for your staying. The holiday house, the garden and the swimming pool can be used exclusively by the guests of the house, no one else. The works of maintenance of the garden and of the swimming pool are done very early in the morning but you could agree with the owner about the time you prefer.

This cozy Tuscan Villa  is located about 40 km southern of Florence; the property is completely fenced and offers a splendid view of the surrounding rolling hills covered of the typical Tuscan vegetation- cypresses, vineyards, olive trees. We are in Casentino, a wooded region, not much known by the tourists. Here you can experience the true Tuscan life, among real Tuscans, who are nice and friendly with the strangers and always try to speak with them (clearly with the help of the hands and face expressions).  From here you will enjoy a wonderful vista of the  Castello di Romena, the oldest castle of Casentino, dated back to the second half of the 10th century and of the very good-preserved and imposing Castello di Poppi, the castle which belonged to the Conti Guidi of the 13rd century, both worth a visit . And everywhere green, nature, peace and tranquility, no autos, no noise- a paradise for the children and their parents: these are the main features of this marvelous part of Tuscany. The swimming pool is heated and so can be used practically always, during the spring, the autumn and on the colder summer days, with great pleasure of our guests. All the romantic villages of Casentino such as Poppi with the castle and its hamlet of the 10th century, Bibbiena, Stia and Pratovecchio - only 2 km away -can be reached in few minutes. In Arezzo, on the first Sunday and Saturday of each month, takes place in the old part of the city one of the most important Italian antiquarian outdoor market   “ la fiera antiquaria“ with many exhibition stands and also second hand dealers that you can’t really miss. The atmosphere is very lovely and you will enjoy yourself, trying to make a good bargain! For art and culture amateurs, Florence, Siena, Perugia, Assisi, Cortona … can be easily reached in 1 or 2 hour drive. You are in the centre of Tuscany, so you are infinite possibilities to visit many famous Tuscan and Umbria towns, within an easy reach. Shopping and eating: Only 2 km away, there is a snack bar and here you can buy bread, salami, ham and cheese. The nearest village, Pratovecchio is only 4 km away with every kind of shops and banks, supermarket, pharmacy, restaurants, pizzerias, café, post office, backer and so on… Further information will be given to you along with a road map at the moment of the reservation.
